SHORT LET - A 3 bedroom family home in a quiet location, with rural views in the village of Horspath providing spacious family accommodation with a large open plan kitchen diner with patio doors opening out to a patio and well maintained garden with fields beyond. Ideal for families, the house can accommodate up to 5 guests. Minimum booking period of 5 nights.
Horspath is a village located on the periphery of Oxford, just outside the Eastern Bypass and close to the BMW Mini Factory. The house is situated on Gidley Way at the top of the hill and from here, there are various walks into nearby Shotover Park or towards the Windmill in Wheatley. The village has a local shop, newsagent and an Indian restaurant/public house, the nearest supermarkets can be found at Tesco in Cowley or the Co Op in nearby Wheatley. A car would be advisable as there is no public transport in the village.
The house is fully equipped and includes linen and towels. Tea and coffee on arrival. The accommodation comprises, entrance hall with wood flooring, a modern kitchen/diner with wood flooring, which has been beautifully extended and includes a central island with stools, a dining table and chairs, sofa, white kitchen units with an integrated dishwasher, 5 burner gas hob, integrated combination microwave, integrated double oven, an American style fridge freezer with ice and water dispenser. There is a separate utility room with sink, washing machine and tumble dryer. Ground floor shower room with a shower, basin and WC, living room with a flat screen television, sofa, armchair, chaise longue, an ornate coffee table and enclosed wood burning stove. On the first floor there is a large family bathroom with an oversize shower cubicle, bath with spa functions, wall mounted basin and storage, a heated towel rail and further wall mounted storage. 2 double bedrooms, the master has two built in wardrobes and a desk area and overlooks the garden and fields to the rear, the 2nd double bedroom features a bay window over looking the driveway to the front, an ornamental fireplace and freestanding wardrobe. The third bedroom is a single room with an ornate single day bed and clothes storage. WiFi, a hairdryer, iron and ironing board and vacuum cleaner are all provided.
Outside, there is off street parking to the front of the house for several cars. To the rear patio doors open out from the dining area to the patio with a covered veranda, wicker garden sofas, a barbecue and an outside dining table with 8 chairs for dining alfresco. Steps lead up to the enclosed lawn area with fields beyond.

Please Note: This will be withheld if any relevant person including any guarantor(s) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (Per Tenancy Rent Under £50,000 Per Year)
Five weeks Rent – This covers damages or defaults on the part of the tenant during the tenancy.
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non payment of rent. Please Note this will not be levied until the rent is more than 14 days in arrears.
Lost Keys or Other Security Devices
Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost keys or other security devices.
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request)
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents.
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in reletting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
